WTB: e30 in SoCal!

Im looking for an e30 in SoCal! need something with a good engine and tranny. Nothing to bad cosmetic wise. My dad and I are gonna start a e30 project for my dads daily driver.

What im looking for:

Manual
Clean title
Mileage less than 150k
Interior not too bad
Engine and tranny working fine
Exterior not too damaged
